What type of business would work here?
Last week we asked readers what they would like to see in the spot that formerly housed Tops Market. It is one of the city’s longest-standing – and most obvious – empty buildings.
And you responded. We had more than 60 comments on what type of business would work in the large spot. Readers also shared plenty of reasons and blame as to why the building has been empty for so long.
This week we’re moving to the Giant Eagle/Learwood Plaza where one of the newest vacancies is, the former Tucky’s building.
Some history about the building. The two business that preceded Tucky’s were both coffee houses: Arabica and bean. It may be a good assumption that this location would not be ideal for a coffee house. How about a donut store? Consignment shop?
Unlike the Tops building, this location is slightly hidden. When the strip of stores were built about a decade ago, zoning requested that a landscaped mound be built as a courtesy to the longer-standing houses across the street. It may not have helped the businesses in that location.

I'll start this one by saying we need a good bagel place in town.

I agree! Dunkin is too far away. A quick breakfast place would be appreciated. No consignment shop though, we have a thrift store in Avon Lake already, a Goodwill accross the tracks, and a consignment shop right accross from Goodwill. I think the problem more is that the businesses in that spot never advertised or had specials or coupons. You could always put in a burger / milkshop place. Cater toward the families and high schoolers, kind of like a Tucky's but much better (Tucky's had terrible service, was pricey, and had poor advertising). Hire high schoolers as your part timers. Then bring in high school and college kids on the weekends to play keyboard or guitar or something to play for tips. Both of these would draw the kids in the area to hang out and eat there and their families. Come on, right now the kids eat and hang out at Subway! You could also put in a small basic arcade if you took out the counter and tables. We could also use a bakery in our little town. Real donuts, coffee cake, pastries and muffins....yum, I think I'm hungry now.

we need a good pizza place in town..There is not one good one in avon or avon lake at all..the best one is in westlake called sweet basil..or open a deweys pizza...

I want a Skyline Chili in Avon/Avon Lake! I'm tired of driving to Columbus (or Deep Parma, which is harder to get to) for a steaming plate of Five-Way with extra cheese & chili. I mean, for Skyline, I'd even drive the detour around the Nagel exchange semi-permanent construction zone -- stopping at Costco on the way, of course, to gas up for the long haul!

Maybe a coffee place.. or a hotdog stand.... maybe a video rental.
Really though, I hear rent is outrageous. Probably the only thing that could survive is a welcome center to the city of Avon where we hand out brochures on how to get to all the great places to shop and eat in Avon from Lear road :)

I would like to see Salad Kraze move into here. I really like Salad Kraze, but I worry that their current location is setting them up for failure. This location would give them more visibility and a bigger space.

Lori - this site has really jumped the shark. The only articles are "what should we do here in order not to make our City suck?" People are generally stupid & what they think about would probably surprise you. If you want to know what should go in Tucky's spot go as "King Kopf". The lemmings of Avon Lake have let him rule like a King and then wonder why it sucks for the peasants. On that note, you are right about a good bagel!
Maybe we should put a spot to throw all the garbage and the pickers could just go there and rummage in one spot. Think of the gas they would save.

If there is enough room to handle it I think a Boston Market would be a perfect fit. It would offer an alternative to the many pizza shops and fast food resturants, has ample parking, would work well for a quick dinner for working families and in nice weather folks could eat their dinner on the patio. There is not another Boston Market anywhere nearby.

We definitely need a good pizza place in Avon Lake - ideally with a brick oven! That would be awesome. I agree Dewey's would be good too but on the flip side, I really hate chain restaurants and would like to see a really good mom & pop place.

I would like to see an organic vegetarian cafe in Avon Lake. Something that resembles "The Root" in Lakewood. It's hard to find any cafe or restaraunt that serves strictly organic food. This would also support local farmers in the area. Mixed with some good live music, an Internet hot spot, I think over time it could be really successful. Defintely would be a healthy alternative to fast food.

I like it Ryan. I'm a 35-year vegetarian, but still crave a salty New York-style bagel once in awhile. I've been to The Root on several occasions and it's always busy, but it is on a main street and doubles as a beer joint at night.

Anyplace that does not serve alcohol will not make it there. The visibility and the rent kills it. Dunkin or any other chain would never move there because of the population density and the lack of traffic. A full service restaurant that served some trendy food, and. Good beer and drink menu would have a chance, because they might draw from other areas. Just look at the history of the place. It has the square footage to make this workable, but anything without alcohol will not be able to generate the dollars needed to meet the expenses. Also, not too trendy. Even though we have an upwardly mobile community, the majority of them want more basic foods, but still again, many won't stop without alcohol, and alcohol is the profit driver. Just think what success Fratello's would have if they did not serve alcohol.

Im not trying to be a jerk, but do you people live around here? Robeks are in Westlake and Rocky River (5-10 mins away). Chipotle is in Avon (5 minutes away). Dewey's is in Lakewood (about 15 minutes away). Businesses don't succeed by just putting them in every city. Even the almighty Starbucks learned that the hard way. Also, suggesting a coffee shop when its been pretty proven that coffee shops don't work in that location....come on people, you gotta do better than that!

It's OK Phil I don't think most of us think you are being a jerk. I can tell you that I would single handily give a Chipotle at least 1024 dollars per year. (and that is if my two kids don't want anything). I would go there at least twice a week at 10 bucks a trip for a big fat burrito and some chips/quac. (52 weeks @ 2 trips per week @ $10 per trip = 1024) I already give that to the Avon store (which is always evil packed and a pain in my rear to get to.) With traffic it's actually 12 -15). Mmmm Mmmmmm see now I need a fix! I swear they put something in it....

I've worked for real estate management companies in the past and I can tell you a couple of things. First most stores have a deal that they'll be the only one like it in that plaza (ie you can't have a Pizza Hut and a Romoe's). Also they typically have a deal that if vacancy at the plaza goes over a certain % or the store next to them goes vacant or the anchor leaves they get a massive break in rent. Most also either get a tenant allowance where the landlord gives them money to rehab the space for their needs or they get a free rent for the first few months so they can try to get off the ground. From the sounds of it the owners of Learwood Plaza are not following normal protocols. It's hard to draw in new places once the vacancy goes up so high because overall foot traffic goes down. I've seen companies walk away from malls and plazas and just give the keys to the bank because they were doing so poorly. I don't want to see anything like that happen in Avon Lake, and hope it turns around soon.

also interesting that the talk is about tuckys place, when the places right next to them have been vacent for years? and in the plaza behind, you have at least 6 larger places just sitting empty. Same for tops strip, lots of empty store fronts. And drug mart plaza has the same issues. So one store front is not the problem. Tuckys and most all the empty store's failed because it deserved to fail, too many folks went once and never set foot in there again. Whats the answer? I am not that smart, but i agree that anyone who thinks a national food chain will come in is kidding themselves. We are a small community, and not having the traffic of Avon is going to make filling these vacencies very tough. But I do think that we have the ability to support the places that go in and fill a need, are not too expensive, and make us feel welcome. Rio's is a perfect example.

First they need to cut down the "Big Mound" in front of the building for better visibility. Next, I have heard that the rents are outrageous their and finally they need to put a fast food type of "Meals To Go" for all the baby boomers who don't have the time to cook, so they can pickup dinner on the way home for their families.
