A Realtor's Role

When you hire a Realtor to represent you, there are duties they agree to perform.

By CAROL MURPHY, KELLER WILLIAMS Greater Cleveland Realty

First and foremost, your Realtor will serve as your market consultant. You will depend on him/her to educate you about our local real estate market. Your Realtor should help you understand what you need and want to know about the home-buying process.

When you hire a Realtor you need to have already analyzed what you need and want in a home. A Realtor will also help you consider things you may not have thought about. Once a meeting of the minds has occurred, your agent will guide you on your home search for the property that meets the needs and as many of the wants as possible.

Remember, there is no perfect property.

Buying a property can be a huge gray area for most buyers. Your Realtor should be able to educate you and make the process as enjoyable, efficient and as happy experience as possible. A Realtor won’t be the only expert who provides assistant in the process. An agent can expertly coordinate all the professionals involved in your home purchase.

An experienced Realtor understands his or her main role is to be your negotiator. We start negotiating on your behalf from the moment you make an offer on a property and it doesn’t stop until you take ownership at title transfer. A skilled negotiator will represent your best interests and push hard for the best deal without killing the transaction.

Throughout the closing process, many details are resolved behind the scenes. Your Realtor will constantly check on time lines, completing paperwork, updating the files, and see that all the important details are completed. From experience, I can say without fail there will be problems. In short, your real estate agent will wear many hats!

Trust and security of hiring the right Realtor will have that professional look out for your interests first not just because it is their professional duty, but because it is the right way to treat people. Testimonials and word-of-mouth referrals speak volumes about the long term benefits of working with a Realtor.
