Buying A Home?

Things every home buyer should know.

In 34 years as a Realtor, I have offered these tips, suggestions and opinions to every buyer that I have met with.  Most listen and nod in agreement.  Some understand and take notes.  Some even apply what they have heard.  And some get into trouble because they "forgot" what was mentioned!! 

  • ALWAYS be 100% honest in your mortgage application
  • Avoid opening new credit card accounts or buying a car (or appliances or the big screen TV you want in your new residence).  Your mortgage lender will request an updated credit report prior to title transfer. 
  • When making a large deposit into your savings/checking account, document where the funds come from.   Your lender will want to confirm you are not
    receiving funds from family or friends to improve your financial snapshot or
    increase your debt ratio.
  • Always know the length of time your pre-approval letter will be honored.  The details in the pre-approval letter could change with the real estate market shifting.
  • The easiest and most comprehensive way to avoid surprises is to ask questions.  Understand every document you are requested to sign.  No question is a stupid question!
