Different Showings Happen

One the most frequent questions from sellers is about the listing activity due to lack of showings.  The sellers often believe the home is shown only when a buyer and/or buyer representative physically walk through the house.

Today's buyers are more sophisticated due to all the information available on the Internet.  There over 900 sites with homes for sale with photos and virtual tours.  Some of these sites offer satellite images, traffic conditions, mapping etc.

In my opinion there are 3 legitimate types of showings! Buyer views the home for sale online (1) and makes a determination at that time if the home will fit their needs.  Occasionally, buyers (2) will drive by the house to get a feel for and to see the neighborhood.  Both of these are showings that can cause buyers to eliminate any further examination or consideration.  The physical showing (3) gives the buyers the best opportunity to view the houses that have passed the first and/or second showing test.

Sellers need to be aware of the different types of showings!  A listing agent's job is to help the buyer find the right home.  A listing agent's job is to handle the process of marketing so that the right buyer finds it either via their own online/driving efforts or that of the buyer's agent.
