Many communities are experiencing low inventory of available homes, for buyers this can frustrating – you want to purchase and you know what you are looking for and you can’t find it!  One solution is to consider new construction, this avenue allows buyers to customize their home and often times it eliminates the “bidding wars” we are hearing about.

2.       You can focus on decorating the home to reflect your style.  Instead of painting and updating appliances or fixtures in a re-sale home you can start fresh with your choices.  

3.       New homes often come with a builder’s warranty which will take care of repair work that may be necessary in that first year.

4.       New homes are “smart” and offer features older homes may not.  New homes are equipped for todays and the futures technology demands. 

5.       Energy efficiency!   Current building codes require increased efficiency, tighter sealed homes help keep your home cool in the summer and warmer in the winter.  

6.       New communities – many new subdivisions offer amenities that are not as readily available in existing communities, such as pools, parks, common areas, walking trails.   Additionally in a new community residents tend to connect with each other around these amenities, you are part of something new and exciting.  Many new communities may also offer life style choices such as golf course communities or 55+ active adult communities. 

7.       A better deal!  Often time home builders are offering incentives that are just not available in the re-sale market.  Especially when it comes to your mortgage loan – often time builders have a working relationship with a mortgage company that allows special perks.
