Turn Off The Water!

No, I have not lost my mind.  Yes, this is good advice!  Just returned from a home that will be listed soon.  The seller started our preview appointment with the words in the subject line!  Let me explain.........He and his wife moved into their new residence a few months ago.  They were going to do some painting, a few minor repairs and replacing the carpeting in the Living/Dining Room (in vacated home) before listing it for sale.  Guess what, they should have turned off the water before they closed the door!

These folks received a call about a week later from a neighbor who saw water on the front porch.  It had not rained so neighbor was concerned.  My client made a trip to the home, opened the front door and found everything was wet.  Carpets were soaking wet and vinyl floors were curling already.  The small valve located behind the toilet had sprung a leak.  The valve must have split soon after they moved out and slowly spread water though out the ranch home.

Now they have replaced all the flooring, drywall, made repairs and have painted every room so are ready to market the property.  They asked me to share their story with everyone.  When leaving a home vacant (or going on vacation) turn off the main water line.  You could save yourself thousands of dollars in remodeling!  It doesn't take long for a small leak to do big damage.  Good old common sense advice!
