What Repairs Should Be Done?

Homeowners wait until they are ready to sell before they do things/repairs that should have been done long ago!  When sellers ask for my opinion on "necessary repairs" I give these recommendations:

            * Make sure every sink/tub is draining properly.  A buyers' inspector will flush several toilets and run the water at the same time to check the main drain line.  If your house doesn't flow with the flush, call the plumber.

            *Check around the hot water tank looking for rust or leaks.  If you find any, replace it NOW to save some money and negotiating after the inspection.

            *Check every faucet (above & below the countertop) and hose bib inside & outside for leaks.  These are easy fixes but a turn off for the buyers. 

            *Have your heating and air conditions systems checked.  There could be a problem about to happen.  Buyers won't care how small a problem is, they will often ask for a credit for a new system.  A very good time to change your filters

            *It pays to have your electrical box checked.  Double tapping is usually an issue that comes up during an inspection. 

            Of course, as a seller you may want to pay for a General Home Inspection prior to listing the home for sale.  This is an opportunity to correct issues but does not eliminate the buyer's desire to have/pay for a second inspection.  Every inspector works differently and different issues can be noted with each inspection.
